Beause it is so important, I took the initiative and earned the Accredited Buyer Representative (ABR) designation the first year I went in to real estate. The ABR designation is geared towards agents who wish to enhance their buyer representation skills, and provides proof to prospective buyer-clients of their proficiency at servicing the special needs of buyers.

Determine Your Wants and Needs
This is the single most important step. By asking you a series of questions I will establish what you are looking for. My goal is to not waste your time by looking at properties that are not in your price range or homes that don't meet you needs. Throughout the buying process we will maintain your confidentiality and represent your best interests.
Help You Get Pre-Qualified
This step will show you how much you can afford. This is accomplished by speaking with your lender and establishing what monthly payments you will be comfortable with. My recommendation to you is to purchase a home that you can easily afford, while being able to enjoy the other interests in your life.
Home Shopping
I will use every available method to locate a property that matches your search parameters. This will include properties listed with our office, offered through other real estate companies, as well as unlisted properties. Reliable advice and information is one of the most important factors in making your decision in a home purchase. As your buyer agent, I provide you info such as, but not necessarily limited to the following:
* Ascertain all known facts and disclosures on the home that will affect your decision.
* The original purchase price of the home.
* Assessing the improvements made to the house.
* Comparative market analysis for similar houses in the area.
* The average closing costs paid by sellers of similar homes in the area.
* The average drop from list price to sold price.
* The number of days the home has been on the market.
* The reason the sellers have the home on the market.
When I find the home that meets your criteria, I will assist you in writing an offer and act as a liason between you and the seller.
Contract and Closing
Now that we found that perfect home, the next step is getting it under contract and closing. I'll provide the following services to assure a smooth transaction:
* Advise you on structuring an appropriate offer to purchase the home.
* Present the offer to the seller's agent and the seller on your behalf.
* Negotiate on your behalf to help obtain the home at the lowest possible price, while keeping your best interests in mind.
* Provide a list of potential qualified vendors (e.g. movers, attorneys, carpenters, etc.) if these services are needed.
* Having the home inspected by licensed inspectors to make sure any problems are identified and then negotiating with the sellers on any repairs.
* Remind you of any items that need to be completed prior to closing; e.g. utility connections, change-of-address and acquiring homeowner's insurance.
* Most importantly, fully-represent you throughout the real estate transaction.
